Project Description:  Existing 110,000 square foot Artist Loft Studio Building housing 60 separate artist and crafts manufacturing studios.

Project Goals:  Reduce energy costs and  emissions.

Solution Caveats: 25% minimum return on investment; project could not disrupt tenants and the final solution could not reduce rentable space.

Alternatives Considered:  Natural Gas Engine Cogeneration, Bloom Energy Fuel Cell

Solution Chosen:  Bloom Energy Fuel Cell.

Project Results:  25% return on investment (including tax incentives) reducing overall electrical utility costs by 50%.  Carbon emissions reduced by 34%.
